Do I really need a Home Survey?
Buying a property is a big step – whether it’s your forever home, a first-time buy, or part of a growing portfolio.
With so many costs involved, it’s tempting to question whether a home survey is worth it. At Carpenter Surveyors, we hear this all the time – and our answer is simple: a survey could save you thousands down the line.
While it’s not a legal requirement, having a professional home survey carried out before you complete the purchase gives you clarity, confidence, and often, a stronger negotiating position.
Here’s why we think it’s one of the most worthwhile investments in the whole buying process.
A Quick Guide to What a Home Survey Is
Let’s clear up some of the confusion. A house survey (or home survey) is an inspection of the property's condition, carried out by a qualified surveyor. It’s designed to highlight any defects, potential problems, or structural issues before you commit to the purchase.
There are two main types of survey we offer:
Level 2 (HomeBuyer Report) – This is suited for modern properties in reasonable condition. It gives a clear picture of the property’s state, covering urgent issues and maintenance needs.
Level 3 (Building Survey) – Ideal for older homes, properties with visible wear and tear, or those that have been extended or altered. This is a more detailed, hands-on inspection that provides a thorough breakdown of the building’s structure and fabric.
Both are carried out by our experienced RICS-qualified surveyors, and while we don’t move furniture or lift carpets, we assess all accessible areas of the home. We also offer specialist Heritage surveys too!
Is a Survey Right for Me?
In our view – if you’re buying anything other than a brand-new home, a survey is essential.
We’ve seen countless cases where buyers have discovered costly issues after moving in, from hidden damp and roof problems to signs of subsidence. These are the kinds of problems that might not be visible during a viewing but could become your responsibility once the sale is complete.
A home survey helps you make a fully informed decision – and gives you the opportunity to renegotiate the price or request repairs before exchange.
When Should You Arrange Your Survey?
The best time to organise your survey is after your offer has been accepted, but before you legally commit to the purchase. That way, if anything concerning comes to light, you still have time to rethink your decision, revise your offer, or ask the seller to rectify the issues.
At Carpenter Surveyors, we always say: it’s far better to know about a problem now than to be surprised by it after the keys are in your hand.
Common Issues Our Surveyors Discover
Every property tells a different story, but some issues come up more than others. These are a few of the more common findings from our surveys:
Damp or water ingress – Often caused by leaking gutters, damaged pipework, or cracks in the walls.
Asbestos – Still present in many older homes, particularly in ceiling tiles, insulation, or pipe lagging.
Roof defects – Ranging from slipped or cracked tiles to structural concerns.
Missing certification – For gas, electrics or heating systems, which may require urgent testing or upgrades.
Movement or cracks – In some cases indicating subsidence or historical structural changes.
Don’t worry – our reports clearly explain the significance of each issue, and we’re always on hand to talk you through it.
Can a Property ‘Fail’ a Survey?
This is a common concern we hear from buyers, but the good news is: no, a property doesn’t “fail” a survey.
What actually happens is that the survey provides a professional opinion on the condition of the property. It’s then up to you to decide how to proceed. You might want to go ahead as planned, renegotiate the price, or – in some cases – walk away if serious concerns are raised.
It’s all about giving you the facts before you make a major financial commitment.
